It kinda bugs me that there are people who are constantly writing about the things that do well in Internet Marketing. I think that’s real silly. People want the real stuff. They want to know the exciting stuff, but they want the truth too.

Why have internet marketers hidden from you, the costs of getting to where they have gotten? Because it is the one thing that separates the real players and the suckers. If you do not know how much time and effort they spent, don’t think that internet marketing is a walk in the park.

My business partner was so excited after a conference, he started up a mini-site that was selling a set of products we already had in existence. It was a great plan, except that for the kind of product we put up, he sold the package at a drop dead price of $97. Now, I operate from Singapore, and we know that most of the people who would buy this product would come from the other side of the world. Without verifying the shipping charges, he happily took orders from the internet. The first one had him jumping up and down… only to realize that the cost of shipping took about 90% of that $97. We couldn’t cover the production costs. Straight away, it was a loss.

But everyone talks about shipping their products as if it were a simple thing. Most people have forgotten completely about the people living on this side of the world and what it takes to sell something. This means that there are a few things that most beginners in internet marketing need to be careful about and learn.

#1 – Learn Copywriting.

Copywriting is the most important skill ever to be taught to marketers and business people alike. If you don’t have the ability to write your own sales letters, it will be easy for people to tell you to outsource the writing. My advice: DON’T. You are letting them develop the skill that you should be building up. No one ever gets to be an expert copywriter overnight. Learn it, and learn it well.

#2 – Understand Business Models

#3 – Drive traffic

I’ve included a list for those of you newbies out there, the multiple ways to drive traffic over the internet. #4 – Learn New Internet Technology Fast

You need to be learning really fast. I’ve discovered that there are a large number of new internet technologies that keep coming up and they can be very powerful, provided you know how to use them. If you don’t know how to use them, it will most definitely be to your disadvantage. For instance, most people still don’t know how to use RSS and Blogs. In addition, some people are clueless about XML feeds and how that helps to create massive content sites and increase search engine rankings. You need to learn fast. I am going to give you something good, though. If the entire internet marketing world is doing it, DON’T. If you just follow, you will not be at the breakthrough point of technology usage. Start innovating and think creatively to solve a problem. Sometimes, even the simplest things can bring about massive profits online!

#5 – Keep Relationships Going

Keeping relationships going on the internet is a difficult thing. But it is essential. You need to be able to do autoresponse messages, personalized. However, most people miss the point. Automatic isn’t going to build relationships. You need to keep them warm. Call them. Give them ideas. Give them free stuff (learnt this from Yanik). More importantly, ask Jeff Johnson’s single most asked question – ‘Can I help you?’.

I’m all for making money – but if it is at the expense of friendships and relationships, I think it is going to be really stupid to continue making money. Give yourself a chance to put back, in your heart, what many poor, scammy internet marketers have taken away – quality and the desire to help people.

PATRICIA AND ROBERT

When Patricia met Robert at their annual church social, it was love at first sight. They had so much in common. Sharing love for the ballet, music, food and most importantly they shared the same dream; they were both looking for that special someone to spend the rest of their lives with. Someone who believed in family, God & children--to them it was imortant to have a strong foundation. Both came from good, hard working christian families and they wished for the same happiness their parents had shared throughout their marriages. Patricia and Robert dated for over a year when Robert asked for Patricia's hand in marriage. While telling her story, if only for a brief moment Patricia's eyes reflected on a happier time in her life.
Patricia begins when Robert proposed.

We had just learned that Robert was offered a job as a financial analyst with a large investment banking institution. Robert wanted to really go out on the town and celebrate. I was so happy for him, I went out and bought a new dress. Robert was very secretive about how we would celebrate his new job. The next weekend we drove about two hundred miles. I knew by the highway signs we were headed to Chicago. When we arrived at the restraurant, Robert excused himself. When he returned he handed me an envelope. When I opened the envelope, I wanted to just scream out loud . Inside, there were two tickets to see my all-time favorite performer in the whole world, Tony Orlando. I couldn't believe my eyes. And they were front row seats to boot. I could hardly get through dinner knowing we were going to see Tony Orlando. I have to say when we were seated for the show, I had goose bumps.
After the first song, Mr. Orlando reached into the audience with his hand and asked me to come up to the stage. When I turned to look at Robert, he'd left his seat. I was actually on the stage with this handsome hunk of a man. Then he asked the audience for their cooperation for a moment. Then Mr. Orlando turned me around to the back of the stage. "Do you know this young man approaching," he asked. I couldn't say a word, I was frozen. "Ladies and gentlemen, the person coming on stage is Robert and he has something to ask this very special lady."
Mr. Orlando said hello to Robert, handed him the microphone and said. "It's all
yours my man." And then, what seemed to be before the entire world, Robert got on his
knees and proposed. When I accepted the crowd of strangers stood up and cheered. Then, from the audience, my family and Robert's family came up on stage to congratulate us.
We set a date and married in our town church shortly after. Things happened so fast, with the wedding, sending out resumes for a job, and then trying to find a place to live. We were going crazy. I was so excited when I found a good paying job; everything was falling directly into place.
After a few months, Robert began acting strange. He'd blow up when he thought I misplaced his shaver, or his socks weren't matched and still sitting in the laundry basket. You know, stupid little things like that. One night, I had to stay late at work and finish a project. When I walked in the door Robert was sitting with the channel changer in one hand and a beer in the other.
"Can't you come straight home from work just once?"
When I tried to calm him down he threw his beer and the channel changer at the television and stormed out of the apartment. The next morning he apologized for blowing up and said he was under a lot of pressure at work. He asked me to forgive him. A few weeks later, the girls from work made plans to go out for a night on the town. I didn't think it was such a big deal. Robert was going to a basketball game with some people from work and I really didn't feel like staying home by myself. When I came home, Robert had just arrived.
"Where have you been?"
"I went out with some girls after work, why?"
"Those bimbos who go out and meet men like whores. Is that what you want to do? Is that what you like? Cause if it is, you can go out that door."
I was stunned and hurt by Robert's words. When I called home for some comforting reassurance, I was amazed as to how hard it was to lie and say how fine everything was going between Robert and I.
A few months later we learned I was pregnant. When I shared the news with Robert, he was so excited. Then at dinner that evening he asked when I was going to give my notice at work.
"I thought I'd work until the baby is born."
"Absolutely not," he said. "No wife of mine is going to work while she is pregnant." So, at his insistence, I gave my notice and began looking for a house. I thought things would get better, but Robert grew more irritated and impatient. When we brought our son home from the hospital, the baby would wake up nights and cry and Robert would get upset. Nothing I did seemed right. If dinner wasn't on the table the moment he walked in the door, he would scream louder then the baby. If my hair wasn't fixed the way he liked me to keep it, he would accuse me of not caring anymore. If he'd call during the day from work and I wasn't home, he would demand to know who I was with that day. I couldn't understand. I loved him so much, why was he treating me this way? I continued to ask God for guidence, but somehow it didn't stop the hurt I felt inside. When I went to my pastor, he told me to continue praying and to reach out to family members for support.
So When I called my sister and explained what was going on, she didn't believe me. She said I needed to pay more attention to Robert. So, I took her advice and tried to make things better at home. After our second child was born, I hardly left the house. And I had no time for myself.
One night Robert came home from work late. He'd been drinking. He demanded I put the children to bed. When I didn't get off the couch fast enough, he slapped me.
"Did you hear what I said? What part didn't you understand?"
I stood up, stunned, put the children to bed, locked the door to the den and went to sleep. The next day Robert left for work before I got up. That afternoon a dozen roses arrived with a note from Robert saying he was sorry. For a couple of weeks things were great, but that didn't last long.
One night after I put the kids to bed he wanted to fool around. I was just too tired. I had been up for two nights straight while the kids took turns with the flu. When I pushed Robert's hand away, he became angry, accusing me of having an affair. Then before I knew it, he pulled the belt from his pants and began beating me with it. I screamed for him to stop; the more I screamed the harder he hit me. Then he began shouting,
"You little bitch, you little bitch, defy me will you, this will teach you. I'm your husband, you do what I say when and where I want, do you understand me."
In the background you could hear the children screaming. All of a sudden there was a heavy knock at the door.
"Open up, police, open the door now."
Robert got up turned around to go to the door, he pulled a comb out of his back pocket combed his hair and tried to straighten his appearance before he answered. The officer demanded to be let in the house. He made his way around Robert into the corner of the living room where he found me hovering in the corner. The officer slowly helped me from the floor onto the sofa. Then he gave his partner the order to cuff Robert.
"But you're making a mistake, you can't do this, what do you think you're doing?" Robert said. He kept going on an on about his rights.
Shortly afterwards the paramedics arrived to treat my injuries. Suprisingly, everyone was so nice. When the officer insisted I go to the hospital, I refused.
"I'll be fine," I explained. "And besides, I have no one to leave the children with."
I was so numb and terrified, I didn't know what to do and everything everyone was saying wasn't registering. Here I was this grown woman, with two small children, a responsible individual. How could I have allowed this to happen? Why didn't I see? What did I do to provoke this outburst? Why was God allowing this to continue. How much more can I take, I thought.
Before the officer left, he gave me telephone numbers of where to get further assistance. When I got the children back in bed and settled, I sat at the kitchen table just staring at the sheet of paper that was given to me. I decided to give one of the numbers a try. When I asked about services, I was told that they were full, try back in a week. I continued calling the other hotline numbers. I kept getting the same response, "Sorry, we're full."
HOME, SWEET HOME
Feeling as though I had no other alternatives, I decided to call my mom. I decided to go home for a visit. When I went to the bathroom to get cleaned up, I was horrified. My face was swollen and bruised, my neck, arms and back were raw and red with a lot of my skin broken.
Then I called the police station where my husband had been taken. They informed me that it would be around noon the following day before he sees a judge and bail is set. When I got the strength and my second wind, I packed up the jeep with some of the kids' toys and clothes. We left early the next morning for my parents' house.
When we finally arrived, my parents came out to help me along with the family pastor. The expression on my parents' faces was one of horror. My father wanted to find Robert and teach him a lesson for harming his little girl. We got settled, I sat with my parents and my pastor and we talked things out.
The Pastor suggested I write down what I needed to do. And before he left we all got down on our knees and prayed togather. I pulled out the yellow pages and looked up legal assistance offices, women's groups and attorneys. I spent the next four hours on the phone. Everywhere I called wanted personal information or history before they would even speak with me. Then I was told no one would be able to contact me for a few weeks because they were booked. Then I began calling private attorneys everyone was pretty matter of fact. The first questions were about resources, net worth, what was my current financial status. And unless I had twenty-five hundred dollars for a retainer when I walked in, they wouldn't help me. So I decided to call around to the various churches for direction. I found them very supportive and helpful.
After dinner that evening Robert called and demanded to speak with me.
"She's not here," my father said.
Robert kept calling and when my father had had enough, he blew.
"Listen, you call here again and I will call the police. Stay away from me and my family."
After the children were asleep, my parents and I resumed our conversation and we discussed what I wanted to do and what was best for all concerned. It was a blessing that my parents were willing to do anything they could to help me, and for the first time I didn't feel alone.
The next day, someone from a church office returned my call. I was asked so many questions, I felt confused. There seemed to be so much to do that I wasn't aware of because I had never been in this situation before. That afternoon, I scheduled an appointment with an attorney recommened by a local church.
ROBERT'S RIGHTS
The first thing the attorney did was to take pictures of me with an instant camera. Then he explained my legal options and alternatives. He also tried to prepare me for what might happen. He suggested that this was not going to be easy, I wasn't going to just be able to get rid of this man and throw him out of my life. He said Robert had rights too even though he's committed a crime. The attorney wanted me to understand that because we had children, Robert had a right to be a part of their lives. And that even if I had sole custody, Robert, under the law, had a right to visitation. Then after we finished our meeting the attorney asked if I would pray with him.
I was very confused, but for the first time I felt God's presence with me. All of this seemed as though it was happening so fast. The attorney suggested that because I didn't have an Emergency Order of Protection that we fill out the paperwork in his office, head over to the court building and get one now. He indicated that we would have no problem based on my injuries and police reports. I was so scared. I had never set foot in a coutroom before; it was cold and smelled like damp, musty wood. It was nothing like you see on television, except the "All rise" when the judge enters the courtroom. When my name was called, my attorney gently guided me by the arm and we went in front of the judge. My attorney spoke first.
"Your honor I'm... representing my client, Jennifer Serpico. As you can see before you judge, my client has been badly beaten. We are here today to obtain an emergency order of protection for she and the children. In addition, we ask the court to grant temporary custody to Mrs.Serpico pending the outcome of a divorce, your honor."
Then the judge spoke, "Clerk, swear in the witness."
"Raise your right hand..do you solemnly swear to tell the truth, the whole truth and nothing but the truth, so help you God?"
"I do," I replied. Then the clerk held up a piece of paper and asked if that was my signature. "Yes," I stated. Then for the record I was asked to state my name, address and age. The judge asked me to briefly explain what happened. When my attorney told the judge it was in the paperwork before him, the judge told him to be quiet and asked me to answer the question. I tried to explain, but I couldn't. I lost it and began crying.
Slam, went the judge's gavel. "The court will take a brief recess while the witness composes herself."
"I'm sorry," I told my attorney." Did I make him angry?"
"No,"in a gentle voice he replied," just calm down and we'll try again."
When the court was called back to order the judge reappeared from the side door of the court. He looked down at me. "Are we ready to proceed"?
"Yes your honor," I replied. I tried taking a few deep breaths in between sentences to explain what Robert had done and that I was in fear for my life. When I finished the judge spoke.
"The court finds in favor of granting Mrs. Serpico an emergency order of protection based on the witness's testimony and physical injuries apparent before this court. The court further orders that the witness be granted temporary custody of the minor children. Next return date in 21 days. Good luck." Then he tapped his gavel and the court person called the next case.
When I asked why we had to return back to court the attorney explained that Robert would have to appear before the judge and my order would then be renewed depending on the circumstances of my case. There was so much I wanted to ask, but I didn't want to take any more of my attorney's time and most of all I didn't want to appear stupid.
ROBERT RETURNS
A few days later Robert appeared at my parents' house, demanding to speak with me. My father refused to let him in the house. The following night my parents and I were awakened by a large noise outside. When I peeked out the upstairs bedroom window, I spotted Robert's car down the street. I began screaming, "It's Robert, he's back."
My father ordered us to stay in the house and to contact the police. You could hear my father having it out on the front lawn with Robert. It was also obvious that Robert had been drinking. When my father turned around to go back in the house, we heard a loud noise like a car backfiring. Then all was quiet. I called 911 again, trying to get assistance. I heard my mother whisper to stay put. When the police arrived, they found my father unconscious lying with a bullet wound to his back. Robert was nowhere in sight. The police immediately put out an all points bulletin on the radio.
They were throwing so many questions at us. They wanted a description of Robert, the car, what we saw. Several minutes later a call for backup came over the police radio. It sounded like they had Robert in sight going 90 miles an hour on the state highway. You could hear the chase like a made for television movie. It sounded like several cars were in pursuit of my husband all at one time. When the ambulance came, my mother went with my father to the hospital.
An hour or so later a squad car pulled up to the house. The officer approached me, "Mrs. Serpico?"
"Yes," I replied.
"We're checking, but we believe we've located Robert Serpico. We'll know in just a few minutes."
The following day, the doctors took my father off the critical list and moved him to a regular room. I was still in shock with the news that Robert was dead.
According to the police, while in pursuit of Robert who was going at a high speed, his car went out of conrtol, sliding off the road and over a bridge. He was pronounced dead at the scene.
Even though he was gone, the memory of the violence and the anger I felt were still inside of me. You would think it just goes away, but it doesn't. I learned that I had to deal with all of this. That meant there had to be a conclusion to all of this. It's taken over a year through therapy just to get past the violence and why he did this. I still have a long way to go and with the assistance of professional counseling there is hope that I will recover and begin again to rebuild my life.

Patricia's story ends with the tragic death of her husband, but she still has much to grieve from the abuse she received as well as his death. She has since remarried and volunteers at a local women's shelter.

HOW YOU CAN HELP
The most important thing you can do for a friend or family member who's being abused is to let the person know you care. They need to know that you are there for them, no matter what. If you see signs or specific behavior patterns in a loved one or friend, you cannot look away. Here are some things to be alert to. Is she:
*Not coming to family gatherings or outings?
*Making excuses for not showing up when they're expected?
*Wearing clothes that hide arms and legs during hot
weather.
*Appearing irritable or depressed?
*Talking about trouble in the relationship?
*Openly admitting emotional, physical or sexual abuse?

These are all signs of abuse.
If someone is trying to reach out to you for help, don't pass it off as a one time incident. Abuse is against the law; these are not accidents, they are crimes. If you choose to ignore appeals for help, she could be killed, and there will be no more choices to make, except to pick up the pieces. Listen to the person who comes to you for assistance or advice. Don't judge her. Do not minimize the extent of what she says is going on.

Abuse is not a "One Size Fits All" Solution. Like our own fingerprints no two cases of abuse are the same. Our society does not make it okay for anyone to say "I need help" or I am a victim of abuse or a broken relationship", when there is so much contempt for weakness and submissiveness.

The names, addresses and telephone numbers of programs and agencies who assist victims of domestic violence are located in your phone book under social service agencies. Or you can search the internet.
Sit down at the kitchen table with her, take paper and pen and help her with a safety plan or to set goals. Let her know you will help and support her in every way. If you know someone who is being abused, but you are fearful of confronting that person, send them information anonymously. Don't look the other way. Do something!

7 Ways In Which You Can Overcome Excuses for Not Marketing Your Website by Writing Articles

Wannabe writers, are full of excuses as to why they aren’t writing yet. Many of these excuses can be changed to proactive statements with a mere switch in attitude and perspective.

How many times have you read an article, and said to yourself, “I could have written this.” Well, why don’t you?

It took me a long time to discover that my passion in life was writing. Even though, as a teenager, I filled a whole blank book with poetry, which I wrote while trying to recover from the “first love’s” broken heart type of feelings.

It wasn’t until I made it a habit to start writing in my journal every morning, that I found out just how easy it was to get the writing juices flowing. Below is a list of some common excuses writer wannabe’s make for not writing. You will find suggestions along with each excuse on how to counteract those excuses and move forward to success.

1. EXCUSE #1 I don’t know where to start, or what to write about.

---Just get up each morning a few minutes earlier than the rest of the household, and start writing in a journal. Write about anything and everything that pops into your mind. Try to write at least 3 or 4 pages. Devote at least 10 minutes each morning to this ritual.

Do it with a pen and notebook, rather than the computer. There is a physical connection between the brain and your fingers on the paper.

Keep your statements positive. Try to eliminate words like, “I need to” or “I should” or “I have to” replacing them with more affirming phrases. Using “I am” and “I can” changes your whole focus. I find just replacing the three phrases above makes the writing process much more positve and results oriented.

You will be amazed at the material that you can pull from this journal that can be used in your daily projects.

2. EXCUSE #2 I don’t have any experience or formal schooling in writing.

----With the internet, and all the writing books available today, it is easy to teach yourself what it takes to write successfully. Just jump in and get your feet wet, give it a try.

Have someone you trust read over your writing, and then give you their opinion. But don’t stop with one person’s point of view.

Some of the best feedback I have received, has come from people wanting to use my “free to reprint” articles. I remember one lady email me saying, “I really enjoyed reading the passionate article you wrote on this subject.” Up to that point, I had never looked at my writing as passionate.

3. EXCUSE #3 I don’t have enough confidence in my writing abilities, I can’t measure up to what is already out there.

----Following the same advice as above, as you jump in and do it, your confidence will grow. Publish some free content articles, to promote a website, and discover just what people like and don’t like. With feedback comes confidence. It is hard not be be confident in your writing abilities when you get showered with requests to use your articles in others ezine’s and on their websites. :o)

4. EXCUSE #4 Writing will take too much time away from my family and other responsibilities.

----On the contrary. Writing can actually benefit and help you with your other responsibilities. By establishing a morning routine of writing in your journal, you will get to know yourself better, and grow both in professional and personal development. These positive changes to you will affect everyone you come into contact during the rest of your day. This includes members of your family.

5. EXCUSE #5 I am not very creative.

----Everyone has creativity in them. Some people have a harder time tapping into it than others. By creating a time and space for writing in your life, you are giving yourself permission to tap into your own creative subconscious resources and intelligence. You may be surprised and amazed at your own creative results.

6. EXCUSE #6 What I know has already been written.

----Did you know, you could give 5 writers an assignment on the same subject and each one of them will come back with an article with a very unique and different focus. It is because we all look at things from different perspectives. Our perspectives are developed by our own individual life experiences and the lessons we have learned. You can take what is out there and put your own unique slant on it.

7. EXCUSE #7 I am scared, not sure I can handle criticism and rejection.

----As mentioned already, by just doing it, jumping in and giving it a try, you will gain confidence and grow. Rejection is just someone’s opinion. Get another opinion, and then another.

Some of the best books published in history were rejected dozen’s of times before some one took a chance on them and would eventually hit the New York Times bestseller’s list.

So there you have it. Stop making excuses and jump in the water and get wet. It will be more fun, rewarding and maybe even profitable for you once you actually take some daily action steps. Who knows, you might even make a big splash upon entrance to the pool of what's floating around. . :o)

As you begin getting your work out there, ideas will come to you so quickly it may be overwhelming at times. Just remember to write down your ideas, keeping notes on topic ideas, titles, and themes to research. The list will be endless.

Use these intuitive thoughts to spark your thought process when you actually sit down with pen to paper. You will find many stories, experiences, and lessons learned that can easily be incororated into a promotional article. “So start writing now, may the force of your creativity be with you!”

All you see are Christmas decorations in the stores and holiday commercials of happy families celebrating mostly Christmas and New Years Eve. Because you are single and not even in a significant relationship, this can be a tough time of year for you, especially if you desire to be a part of a couple and have a family of your own. The feelings that come up range from loneliness to dread to jealousy of your friends and family who seem to have it all!

What’s a single guy or gal to do? I surveyed my friends and I found 5 different strategies that make the holiday season bearable for them.

1.Stay home and catch up on paperwork! What a great time to get your taxes in order! You can also spend your time at home searching the internet dating sites for your true love. Besides, it’s just another day in the year. It will be over before you know it and you will get a jump on next year!

2.Earn overtime pay by working! Most people want to take off during the holidays. Who is going to hold the fort? I have a friend who works in radio. She covers the holiday shift so others can be with their families. I also know someone who helps out in a restaurant once a year to help out a friend who is short-handed. You help others and make some extra pocket change- it’s a win-win!

3. Go out and do the stuff you love! Go to the gym- it’s usually open part of the day (closes early on Christmas Eve and closed Christmas Day). You can go shopping and take advantage of the sales late Christmas Eve or New Years Day. Buy yourself the items you really wanted for yourself. Go see the movie that you are dying to see. Go to a museum exhibit you haven’t been able to visit. You don’t have to worry about anyone holding you back. Or many Churches and Synagogues have volunteer programs on Christmas Day.

4.Seek out singles events and gatherings. There are singles many parties on New Years Eve in every major City (www.prosinthecity.com) . It’s a great time to meet people because everyone is open and festive. No one wants to be alone on New Years Eve. Or you can create your own party for friends. Each year I organize a mostly singles dinner for my friends (we’re Jewish) on Christmas day at a local Chinese restaurant. It’s sometime easier not to deal with the couple or family thing - especially if there are married couples with kids. Most of my singles friends yearn to have a family. I also know my single friends are uncomfortable with witnessing the public display of affection sometimes demonstrated by couples. So it’s just easier to hang out with other singles. 5.Take a trip and get out of town! My girlfriend takes a cruise in the Caribbean during Christmas week through New Years Day. There are also singles ski trips, Club Med and such. Or find a buddy and go away to the destination of your choosing. Not only are you taking a vacation, but you never know who you will meet on your adventure!

A word of caution: Starting in November beware of falling into a false, convenient relationship. Here you find yourself in a precarious relationship that’s somewhat comfortable (and clearly not the one) that can carry you through the cold, dark months of winter. This is the hardest time of the year to be single. It seems as though we are sometimes playing musical chairs and that by late November, whomever you were dating, you attach yourself to this person and settle into a relationship for the time being.

When I was single, I unconsciously found myself in relationships by late Fall so that I would have someone to be with me during the holidays. And with my birthday in January and subsequently the dreaded Valentine’s Day in February, I was then in a position to get the attention and the gifts I truly desired! Funny how by March or April the relationship broke up and I was out in the dating world again as spring blossomed.

So you get to choose. How do you want to spend the holidays? Only you know what feels right for you. Perhaps you want to try something new this year. It’s time to make your plans now so you are not left out in the cold!

8 Tips On Open Water Swimming

So you're ready to get out there and do some open water swimming to prepare for your next triathlon? Before you go dipping into your local body of water, keep these tips in mind:

1. Never swim alone. For safety purposes, always swim with a group or bring along a friend. Given the unknown elements, a dangerous situation may arise such as fog, currents, boats, etc. where you will be in much better shape with others around.

2. Adjust to cold water. If the water you are training in is cold, below 66 degrees fahrenheit, be prepared. Wetsuits are necessary. Wearing a swim cap and earplugs can help keep your head warm. Get in the water slowly and only get in for 5-20 minutes the first time out, gradually increasing your time in the water with each swim.

4. Upon exit of your cold water swim, drink warm fluids, take off your wetsuit, and dress warmly.

3. On sunny days, apply sunscreen 30 minutes before getting in (especially for those with light skin!).

4. Be careful of the fog. It is easy to get lost in foggy weather and lose sight of the shore.

5. Watch the seaweed. If you are ocean swimming and come across seaweed, stay high in the water and do not kick. The seaweed can wrap around you if your legs are kicking.

6. Never swim in a lightning storm.

7. Open water swimming can cause chaffing. Use petroleum jelly if this is a problem.

8. Goggle color. Use dark lenses on sunny days, blue lenses on cloudy days.

Open water swimming can be challenging, but for many it is FUN and a nice change from "following the black line" at the bottom of the pool. Enjoy, and remember, "when in doubt, get out."

And that’s just a small sample of the wonderful chicken recipes you can find online. It doesn’t matter if you’re not the greatest cook in the world or if you love to cook but short on time. You’re bound to find several chicken recipes that fit your budget, schedule, and level of cooking expertise.

You can bet your sweet chicken noodle that somewhere right now there’s a cook putting a chicken in a pot, oven, pan, or casserole dish getting ready to create another delicious chicken inspired dish.

Only in America could billions of dollars be made selling weight loss products to people who need to shed a few extra pounds. In a world full of starving people, Americans seem to have emerged as a nation of overfed, under exercised fatties who can’t put down that bag of potato chips, stop eating that ice cream or refuse that second (or third?) helping of pasta. America’s weight problem – historically solved by eating less and exercising more – had now proliferated a dizzying array of products. Celebrities, nutritionists, doctors, herbologists, hucksters and former fatties have come up with thousands of products designed to melt fat, reduce cravings for bad foods, block carbs, sugar and fat, lose pounds while you sleep, and more..

Many products claim that, as long as you take one of the pills, you can eat what you want and actually lose weight. There are diet plans, calorie counters, diet food cooked and delivered to your doorstep daily, dance and walk your way to weight loss, the hula weight loss program, the Brazilian weight loss program, the fat burning, belly reducing, balanced woman, unbalanced woman. You name it and it’s on a weight loss infomercial. In fact, weight loss programs (separate from fitness programs and equipment, which may result in weight loss but are sold as ways to improve your appearance) account for more than 50% of all revenue generated in today’s infomercials.

One of the most successful weight loss infomercials ever produced featured a product called Bio Slim. Created by Doctor Josh Leightberg, Bio Slim was a science-driven, medically sound program consisting of several herbal pills which when combined with a diet plan also created by Dr. Leightberg resulted in a changed metabolism, an improved digestive system and a stronger anti-immune system, all of which ultimately led to a steady, healthy weight loss. Following the success of Bio Slim, a steady stream of niche players, knockoff artists and entrepreneurs took to the airways with their twist, their hook, their product designed to produce quicker, easier results. One of them was the well known and extremely successful Fen-Phen diet, which was a combination of two herbs known to doctors and other professionals in the industry as herbal speed. While still legal at the time, the pills killed the appetite completely, created a euphoric state in the user and led to many problems including heart attacks which led the FDA to ban the main substances from use in the USA.

Weight loss infomercials are so powerful and so successful that you have to be careful which products you choose to use. As with anything else in life, if it sounds too good to be true, it probably is. There really is no magic pill or substance that is going to let you sit on the couch and eat huge quantities of bad foods and make you lose weight without paying some kind of terrible price. I mention Bio Slim as an example of a stellar product designed by a professional doctor whose goal was to improve people’s lives and make money. You could call a number given out to anybody who ordered Bio Slim and speak directly with Dr. Leightberg if you had questions or concerns about his product. That should tell you something about the man and the product he’s putting his name on.

Another thing to look out for in weight loss infomercials are the add-ons. Popular diets like the Atkins diet which were not sold on infomercials, but became successful through book sales, interviews and word of mouth led to the creation of a whole host of products you didn’t need that were designed to help you stay on or perform better while on the Atkins plan. Low carb foods and low/no carb candy imitations, sometimes ten times more expensive than their higher carb counterparts, flooded the airwaves. Pills designed to reduce the difficulties associated with the Atkins diet surfaced in infomercials. These items are usually designed by less than professional individuals looking to cash in on a craze they had nothing to do with in the first place.

3 Overlooked Ways to Get Hundreds of Links and Prospects to Your Blog

Did you know that there are free ways that you can get links back to your blog overnight? That after a few days they can number in the hundreds?

No matter what you market on the internet at some point you'll face the issue of increasing the number of visitors to your site. What most people don't know is that there are literally hundreds of ways to get free traffic. Here we'll focus on three overlooked ways to get additional traffic to your site using a blog.

The third most overlooked way to bring traffic to your site with a blog is to read and comment on other blogs.

Now, maybe you've done this before but stopped, because you're
becoming concerned about being considered a link-spammer. In
that case, leave a link to your site after your comments, instead of in the comment form that hot links it.

In the near future, blogmasters will be able to use special code to prevent spam in their comments section, so this will become less of a concern.

Besides, getting clicks from people who read comments, or visits from search engine spiders through your comments, isn't necessarily your direct objective, though it’s definitely a plus.

What you want to do via commenting is to enter the blog community that corresponds to your target market. Get to know who the players are and make agreements with them to cycle traffic between you.

Or lurk to find out where your target market typically hangs out when they're online – you’d be surprised at how many inexpensive and targeted advertising sources you can find through this method.

(If you're looking to get linked, there's another way that we'll go over next.)

This tip alone has earned me a few dozen links from prominent blogs in the past four days alone.

These links are worth ten times a reciprocal link because they send targeted traffic from established sources, and come from experts with records of proven results.

You can be sure these kinds of people will check you out before they linked to you, since they may be judged by the quality of the information they share.

The second method to more blog traffic is the most confusing for newer people, and this is probably the reason its benefits remain overlooked.

In the simplest of terms, Trackback is kind of a remote commenting system that incorporates linking. It allows the reader to follow a topic around the web to see other bloggers remark on the same subject. It enables the publisher to remotely cite references to the issue on which they've written.

Once you've made yourself familiar with the blogging community you have entered, you can often pick up the pulse of conversations within your site's theme. Then, when you see issues that you want to expound on, you can send the other site a notification to let them know you cited them on your blog. That link will appear on their site, and often draws visitors to you.
Bloggers who use Trackback often enjoy greater control over
this function in their blogs than they do over linking, as they have the option to reject your reference - so there is a lesser incidence of fraudulent linking. That also gives your link a greater chance of being displayed.

So why don't more people use Trackback?

One reason is that what is arguably the most popular free blog system, Blogger, doesn’t have Trackback. However, Haloscan.com can remedy this with their free service – it’s a cut and paste away.

Many new bloggers don't get what it is and how it differs from commenting. And of course, the dynamics of it are a little more complex than I've stated. But learn to use Trackback properly, and you won't need to beg for links to your site ever again.

It's harder to estimate an exact number of visitors that come as a result of trackback links. But if you posted five days out of seven, and was able to get a trackback link to your site three times a week, by the end of the year you'd have almost 150 topical links back to your site, which are more valued by search engines than a typical link trade with an unrelated site.

The most overlooked source of traffic for a blog is through article submission. To start with, turn your longer posts into articles and submitting them to ezines or directories. Look especially for directories that ask for the direct link to the article on your own site, and input the permanent link to the post on your blog.

Make sure that your Auto-Discovery tag is in place and it can mean hundreds more prospects, links and subscribers.

It's a shame this is the one of the least used traffic methods for most sites, let alone for blogs. In four days, this method generated just over 1000 visitors. 157 newsletter leads, 98 new feed subscribers, and 206 links to my site. You may not get these same results right away, but using these simple strategies can still get you more exposure than you have now.

These aren't normally the highest quality links, as they rarely make sure of anchor text. However, bloggers are citing me using Trackback, sometimes in lieu of linking to the site where they originally found the article.

To see this in action, do a search on "Can A Ping Really Help Your Blog Get Top Search Engine Rankings", the title of an article I submitted earlier this week.

That article was published within a week of this one- the results speak for themselves. Many of these sites aren't the ones where my articles are normally published.

There are, of course, plenty of other ways you can leverage the content in your blog or RSS feed to increase the traffic to your site. The methods outlined here may be a bit outside the norm, but, as you’ll soon find, that’s part of the reason they are so effective.

Have you ever seen an ex-pat with a farang (in Thai language= foreigner/westerner) girlfriend? Me neither. Throughout Thailand, farang girls have been swapped for Thais in a manner reminiscent of the 1950’s science fiction classic Invasion of the body snatchers - "it’s some kind of pod... aaagh!" Why does this happen?

Loads of farang girls enjoy holidaying in Thailand with their boyfriends. It’s the ones who come with their girlie mates who discover that the fortnight is not as fun-filled as they had hoped. Just like the rest of humanity, western girls relish the chance to meet new people and get fucked rotten. It’s the second part of the equation that Thailand often fails to deliver – for girls, anyway.

I visited the island of Koh Samed a few months ago and noticed a group of pretty English girls who were out looking for a good time. In Ibiza, these provocatively dressed minxes would’ve had to beat the fellas off with a shitty stick. On Koh Samed, however, they partied alone. There are no girlie bars on the island, so the western guys had all played it safe and brought their Thai sweethearts along.

As the girls’ frustration mounted, one of them copped-off with a Thai waiter. There was no age gap but the height gap was a bit noticeable. She popped him into her pocket and took him back for a night of fun in her bungalow.

Next day, I was lucky enough to overhear part of the post-mortem. Apparently he was quite sweet but had burst into tears when she asked him to use a condom. His English was quite basic but he was able to explain his family problems and financial difficulties.

The topic was dropped when her new boyfriend arrived with a couple of his little mates. He was wearing her T-shirt. Food and drink was ordered and the girls footed the bill. Everyone seemed to be enjoying themselves, although the other girls weren’t giving out any fuck-me vibes to his mates.

Their patience was rewarded when a couple of days later a group of good looking English lads turned up unaccompanied. The two groups soon became one. The new Thai boyfriend went into limpet-mode and showered his girl with public displays of affection. Her discomfort was obvious. Even after she dumped him, he hovered around like a bad fart.

The whole episode was priceless entertainment and it illustrates well the sexual politics that make farang girls hate Thailand. It seems that the dating strategies employed by some Thai men are not far removed from those of their fun-loving sisters. The sickly confection of charm and freeloading is served up with a large dollop of jealousy.

Men can never resist second helpings but why do women find this dish so unpalatable? It’s because they want their men to be strong, dependable, generous, respectful, kind, high-status, intelligent, hard working, sincere etc. The list just goes on and on. If you fall short of their ideal, they won’t hold back in telling you about it either – in endless detail.

Men value these things too, but they don’t bang on about it so much. If she’s cute and funny, a man can generally forgive a girl her shortcomings. The western girl in our story was turned-off by the waiter’s whining. As men, we are used to sharing our lives with women who whine and it’s just water off a duck’s back. What we are not used to, however, are women who restrict their whining merely to asking for pocket money. It’s a breath of fresh air.

When it comes to snaring a man, Thai girls leave their western sisters at the starting gate. It’s not just their cheeky charm and good looks. The killer punch is how they make a man feel valued. To do this, they give him their undivided attention and refrain from hurtful criticism. In other words, they show him that they value him warts and all (even if they don’t). They may only be after his money but, if a guy is happy, he probably doesn’t care.

Western women just can’t stomach the indignity of lowering themselves to this level. That’s why in Bangkok they are generally seen out alone. Their chances of finding a boyfriend are slim and of keeping one slimmer. Some are reduced to paying Thai men for sex. It doesn’t take long for them to become bitter and unhappy. They could do with losing a few pounds too.

There is, however, some hope for our sex-starved farang chicks with attitude. A few thrifty guys have plugged into this niche market to save themselves 1,000 baht a night. Reportedly, it’s like shooting blonde pussy in a barrel. The wise swordsman will go back to her place, boot the soft toys off the bed and quickly dump his load before getting back to join the lads for last orders.

A cover letter can be the ultimate compliment to your resume. With an effective and well-written letter, you can impress future employers with details that cannot always be found in the resume. Also, a cover letter may just be the reason your resume is even read. Employers are likely to ignore resumes that are unaccompanied. A cover letter makes it stand out.

However, for a cover letter to work, it must follow certain rules and meet certain standards. Below, you will find tips to help you meet those standards. By following these suggestions, you can perfect the necessary art of writing a cover letter.

1. Take Your Time

A cover letter is essential to your job seeking process; however, many overlook it or, worse, devote all of the energy to their resume and then throw together the cover letter as an afterthought. This is not wise: Employers read the cover letter first. Do you want their first impression of you to be a messy and obviously strewn-together letter? Of course, not! You want it to be professional; so, take your time. Allow equal proportions of time to be spent on both the resume and cover letter; they are both important and deserve equal attention.

2. Be Concise

Potential employers want to read your cover letter; they do not, however, want to read a novel. You must keep your letter simple and to the point—within a one-page limit, you have little room to maneuver. Use your space wisely. Offer important and necessary details, things that cannot be found in the resume. You have to make an impression in a short amount of time so make it count. Brevity is best.

3. Find Your Style

Cover letters allow you to reveal your personality in a way that resumes cannot. While a resume is impersonal and factual, a cover letter can be laced with humor and style. When you write your letter, find a friendly, yet still-professional tone. Make the reader want to meet you. A cover letter is a first impression; make it an enticing one.

4. The Name Game

When possible, address your letter to the person who will be interviewing you. This will accomplish two things: 1. Give a sense of familiarity between you and the reader. 2. Show that you did your research on the company. Still, remember to keep it professional. Do not address the reader as “Sarah”; call her “Ms. Smith”. If it is not possible to determine who will be interviewing you, keep your titles more generic.

5. Turn The Focus On Them

Do not start all of your sentences with “I” or “My”. This creates a self-focused letter. Instead, try to begin your sentences with “You” or “Your”; this allows the employer to see that you are wanting to work for them, not yourself. With a little research to discover what the company is seeking for that position, you can focus on the needs of your employer. Explain what you can do for them; don’t ask what they can offer you.

6. Originality Counts

Show employers that you can step out of typical boundaries and create your own ideas. Try to keep away from standard formatting and see what best suits you. Include details that, while perhaps not always included in the usual letter, can showcase your strengths.

7. Proofread

The final step in writing a cover letter is to read and reread. Check for spelling errors and grammatical mistakes. While writing a cover letter gives you an advantage over those who do not, a poorly written one will make you seem worse by comparison.

These 7 steps may seem obvious, but many people ignore them; put yourself ahead of the competition. Follow these suggestions and create the perfect cover letter.

4 Steps to Use Fears as Friends: Don’t be a Thunder Dog!

Imagine humungous, bulbous, billowing alto-cumulus clouds building higher and higher in the sky. They are as black as tar at the bottom and snowy white at the top. It looks as if we’re in for a storm.

CRACK, rumble, rumble, rumble. Use your imagination folks. That’s thunder, not a malfunction of my keyboard.

My black and white Border Collie, Tip, catapults from her slumber, ears laid tight against her head, and she’s off, full tilt, as fast as her legs will take her. Where is she going? She doesn’t know. She’s scared and she is just running.

Does she have a safe place at home? Absolutely. She has a nice dog house that she uses for protection from the rain, snow, and coyotes that venture too close to the yard. But when there is thunder, she runs blindly. She is an incredibly intelligent dog, but under these circumstances, the expression “as dumb as a sack of hoe handles” comes to mind.

You may be thinking, “Cute story but what does this have to do with me?”


Ponder this.

Does a similar reaction happen for you? Something happens in your life (the something rhymes with “it”), and you jump to reaction mode, as if on autopilot? You know what I’m talking about: angry outbursts, sarcasm, rudeness, aloofness, running away, or retreat. It doesn’t make logical sense, and it doesn’t get you the results you want, but you do it anyway. You are an intelligent human being, and yet, it still happens.


Why does this occur?

Let’s have a quick look at how the brain works – in dogs and in you.


Dog Noodle Notes (about Tip’s brain)

The intense sound of the thunder is a nerve message that goes to Tip’s brain. Her brain stem, the most primal part of her brain, receives the stimuli and determines that this loud sound could be a threat to her safety. A threat causes fear, and the brain stem instantaneously overrides all other brain systems and directs her body to do one of three things – fight, flight, or freeze. In Tip’s case, it’s flight. Is she really in danger of losing life or limb? Not a chance, but her brain doesn’t know that.

If I am near Tip, and hear the thunder, there is a split second in which I can catch her attention, and encourage her to make a different choice – to go to the safety of her house. If I miss that chance, she’s gone.


People Noodle Notes (about your brain)

As a human, you have the same primal brain stem and it works exactly the same as Tip’s. When you are hurt or frightened (physically, emotionally, or mentally), a message goes to your brain stem, the threat is recognized, fear is created, and you move into the same mode – fight, flight, or freeze. You lash out at yourself or others physically or verbally, cry, pout, become argumentative or defensive. You run, or at least leave. You retreat to your own space, and are unable to do anything constructive. You do and say things that you wish you hadn’t, and the consequences of your reactions, over time, can completely destroy your relationships.

I know this happens for you because the “fear” and “reaction mode” happens for me.

What is my reaction? Because of my personality style, I retreat, become aloof, and lose myself in my work. I become sarcastic and abrupt.

Am I this way to customers or friends? No way! I take it out on those closest to me – my wife Carol, my sons Jamie and Brad, or other family members, even though they may not have had anything to do with my fear.

Does it make logical sense? Not at all, but it happens, unless I am aware of what is going on and make a different conscious choice.

Just like Tip, there is a split second in which I have the ability to let the message move past the brain stem to the cortex of my brain, which is the logical and spiritual part of my brain. The cortex processes the message, considers consequences, alternatives, feelings, and allows me to make a different choice for myself and others.

The same applies to you.

4 Steps to Use Fears as Friends
These are basic, not necessarily simple:

1. Notice that feeling of fear, disappointment, discouragement, hurt, or anger. It may be: tenseness of muscles, heat, perspiration, scowling, tears, clenched fists, rapid heartbeat, and lack of focus. These are some cues to let you know that fear is present.

2. In that moment, STOP! Take a deep breath – or ten. This gives the stimulus enough time to be accepted by your rational cortex. Think about your reactive responses in the past to the same or similar experiences. Were you happy with the consequences and the effect on your relationships? Do you want that to happen again?

3. Wave your magic wand. What is the “best way” for this to turn out, and what actions can you take to achieve that desired outcome? Notice it says “actions you take,” not what someone else should do.

4. Choose and Act!!


You are a human. You have fears. They show themselves as: anger, defensiveness, frustration, or a need to be right. The reactions are not healthy for you or your relationships.

The truth is this: you are the captain of your ship! You are accountable for everything that happens in your life. You always have the power to make a choice - ALWAYS. And ultimately, not making a choice is still a choice.

Use the fears as friends and follow the steps above. You will notice a dramatic improvement in your self-esteem and self-confidence. Watch your personal and business relationships soar.

You know that relationships are vitally important. Treat them with care. Genuine happiness is impossible without them. Don’t be a thunder dog!

5 Tips For More Swimming Pool Fun

Swimming is a wonderful exercise that can benefit anyone. If you're not fortunate enough to have your own pool, you can use your local public swimming pool, or even swim in the sea if you're reasonably close to the coast. Whatever way you do it, try to get wet often; it's good for you and lots of fun too!

1. Keep moderation in mind when you go in the pool. Begin with short period of 10 to 20 minutes. You can increase this when you gain in stamina. And don't try all the hardest strokes at first. Build up to it gently.

2. Use a quality filter for your pool. Trying to save here will only result in constant maintenance costs. It will also mean swimming in a pool that is always dirty.

3. Repair any tear in your swimming pool liner as soon as possible. If the tear is three inches or less it should repair easily. If it is larger you may have to replace the entire liner.

4. Don't allow children (or adults) to run near the pool. Running and diving into a pool is asking for trouble. Accidents can easily happen on slippery surfaces, so play safe always.

5. If you find that all your pool toy, chemicals and cleaners are becoming unmanageable, find someplace to store them. A shed or pool house near the pool is ideal. However, be careful not to store chemicals that may react with each other close together. Also make sure the room is well ventilated.

Hand mitts, paddles, swim fins, and kickboards are all ways to make your swimming more fun and challenging to provide better exercise. These days you can even swim to music by using a specially designed radio that fits into a waterproof bag. So don't just lounge around the pool all day. Use it as it is intended to be used - swim and enjoy life!

15 Construction Loan "Inside Secrets" To Building Your New Home.

1. Which construction loans are available and which one should you apply for?

Home loan banking and the internet has changed the mortgage and construction loan industry forever. Today's construction loan choices include the 30 year fixed, 15 year fixed, 1 year ARM, 3/1 ARM, 5/1 ARM, 7/1 ARM, 10/1 ARM and don’t forget the popular interest only loans.

The construction loan of the past was a short term 1 year loan that the customer would have to refinance into a new loan once the construction was completed.

This two time process cost the customer two sets of closing costs and you would have to re-qualify for the new loan once the home was completed.

The most popular construction loan today is the "One Time Close" but not all are created equal. Just like any product there are the best loans, good loans and downright bad loans.

With today's technology you now have the ability to obtain a construction loan from the best banks in the country and sign your loan documents at your local title company or escrow office. This benefit allows you to have the most competitive construction loan available.

The loan that you should apply for is simple; ask for the lowest rate, one time close for a specific period of time that you think you'll be living there.

2. Which lenders/banks have the best construction loans and what do you need to apply?

There are plenty of banks willing to lend money for mortgages, refinancing, home equity loans and every other type of loan. But if you're planning on building a new home, where do you get the best construction loan with the most competitive pricing?

More importantly what is a good construction loan?
A typical construction loan nowadays is a construction to permanent loan that may or may not allow you to lock-in today's low interest rates until the home is completed. If you choose a loan that does not allow you to lock in upfront, the interest rate may end up higher along with your monthly payment.

The most important thing when searching for a good construction loan is to find an experienced construction loan specialist that knows which banks are the best.

The best banks can offer you a low rate now, upfront, before you start building your new home.

3. Should you go directly to your local bank or to a loan broker for your loan?

Most banks offer loans, and going to them is like shopping at a Ford dealer. The only thing you can get at the Ford dealer is a Ford. But what if you want choices?

One way to get different choices is to go shopping to every bank in town. Or you can call an experienced construction loan broker who has done all of the homework for you and has direct access to hundreds of banks nationwide.

A broker is a representative for hundreds of banks. Although the broker serves as middle-man, his or her services will not cost you anything extra. That's because brokers get loans at wholesale rates, and pass them along to their clients at retail prices, just like any other business.

The difference between wholesale and retail is how brokers make money. Therefore, you get the same rate from a broker as if you went directly to the lender yourself.

In Fact, because or their volume, many brokers are able to offer their clients better deals than you can get by talking to the banks on you own.

With an experienced construction loan broker you can shop dozens of the most competitive banks nationwide, work with wholesale pricing and can negotiate on rates and pricing.

4. Should you lock in your construction loan before you start building or let the interest rate float?

If the rates are heading upward, lock. If the rates are stable, relax. If the rates are headed downward, float.

Right now interest rates are at an all time low and can only go up in the near future so make sure your construction loan is locked into today's best interest rates with the ability to float downward.

Inexperienced loan officers will offer their customers an enticing low adjustable rate during construction without an upfront lock-in and the customer may end up having to lock into higher interest rates when the home is completed.

Or the customer is sold on a higher rate during construction with a float down option after the home is built. Again, the rate could be much higher when the home is completed.
Meanwhile the loan officer has been paid and has moved on to the next loan. The only time you want this type of loan is if it’s the only loan you qualify for.

Most loan officers do not explain this to their customers until it's too late (Closing).

Always ask. Is the construction loan rate locked upfront or floating during the construction loan period? Then ask, is the rate during the construction loan the same rate when the loan converts into the mortgage period.

5. What experience does your construction loan officer have and does it matter?

When it comes to money its amazing how fast any loan officer becomes an instant expert at construction loans. You must keep in mind that all loan officers are salespeople. Yes, I know they have fancy titles like loan officer or vice president but the title is nothing but a fancy name for loan salesperson.

Loan salespeople usually have one main goal in mind when helping you with your loan request and that is the commission. By the way, the fancy name for commission in the loan business is called a loan fee, points or yield spread premium (YSP).

Now don't get me wrong, there are a lot of good honest sales people (loan officers) that work very hard at providing you the best service and rates. What’s important is distinguishing the good from the bad.

The following questions allow you to quickly find out if your loan officer is experienced at construction loans.

1. How long have you been doing construction loans? 5 years or more is best.

2. What is the loan to cost (LTC) required for construction loans? This is cash equity such as down payment on land. This can range from 5 to 20%.

3. What is better? The voucher or draw disbursement system and why? Draw is now the most popular because the customer has the control of the money.

If the loan officer (sales person) can answer these questions with no problem then they have passed a pretty good litmus test.

If you really want to throw a curve at them, ask the loan officer if they have ever built a home themselves and what type of construction loan did they get.

If you find a loan officer that has gone through the experience of building a home themselves then the odds are you have found an experienced loan officer.

6. Qualifying for your construction loan, exactly how is it done?

The first thing your loan officer wants to see is your completed loan application. The loan application called the (1003) will tell a story of your financial picture.

The completed loan application will tell the loan officer many things including,
1. What type of loan you want.
2. How much money you need.
3. Your social security number.
4. Your current employers.
5. A list of all you assets (money) and liabilities (bills).
6. How much money you make.
7. How much real estate you own.

Once the loan officer has your loan application in hand they can determine whether you can qualify for a loan.
One of the first items pulled is your credit report. The credit report is going to tell 3 main important things.

1. Show your current credit score. The credit score can range from 500 to 800.
2. Show a complete list of all your monthly liabilities (bills).
3. Show all past credit problems including bankruptcies, foreclosures and late payments.

With this information the loan officer will do an analysis to determine if you can qualify for the loan amount that you’re looking for.

This analysis determines a ratio called the (income to debt ratio) and depending on the banks underwriting guidelines this ratio will usually range from 36% to 45%.

The income to debt ratio is the percentage of monthly debt payments (including your new mortgage payment, taxes and insurance). This ratio should not exceed 36% to 45% of your monthly income.

Some banks will allow you to exceed this ratio if you have an excellent credit history and excellent credit score.
The current and the most popular method of qualifying for a loan today is the stated income loan.

Stated income allows you to qualify without verifying your income on your tax returns, W 2's or pay stubs. The only thing the bank verifies when applying for a stated income loan is your credit score, liquid assets and that you're employed.

7. How not to be taken by the oldest trick in the book "Bait and Switch"?

The mortgage lending business is notorious for baiting and switching.

Baiting and Switching is when a loan officer or advertisement offers you one thing and then tries to sells you something else.
Typical signs of baiting and switching are obvious, some basic examples are:

1. Over the phone, you are offered a much lower rate than any other quote and once you've sent in your application the rate you were quoted has all of a sudden vanished.
2. You are offered a construction loan with no points and no loan fee's. What you are not told is that you are paying for it with a higher interest rate and the costs are built into the loan.
3. You are told that you will not have any payments while you're building. What you're not told is that all construction loans have this option and it's called "interest reserves" and the payments are added to the loan amount.
Remember three important facts and you will always be in good shape.

1. If it sounds too good to be true there's usually a reason.
2. Always get your quote in writing, (ask for a good faith estimate).
3. If you are satisfied with the rate and construction loan program that you are quoted, ask to lock it in upfront.
On the flipside, it is very important to realize that most loan products typically go hand in hand with banking guidelines. These guidelines are provided to loan officers to coincide with the customer's qualifications.

For example, if you have a very high (FICO) credit score with land free and clear, you have more loan options than the person with a very low (FICO) score and no land equity.


8. Now for the biggest secret of all, ready? All banks have access to the same rates and the only reason everyone ends up with a different rate is directly related to how much your loan officer and bank is going to profit from you.
You should probably read that one again.

Your loan officer gets paid like all sales people either by:
1. Salary plus commission
2. Commission only.
It doesn't matter if you walk directly into a bank or work with a broker, basically everyone gets paid the same.
If you walk directly into a bank the loan officer most likely gets a basic salary and a percentage of the loan origination fee (points and yield spread premiums). If you work with a broker the broker usually works on a straight commission (points and yield spread premiums).

Becoming a broker allows the loan officer the ability to offer their customers the best loans with the most options.
It always amazes me when I see TV commercials or hear radio commercials advertising $395, zero closing costs. I always wonder if people understand how they can do that.
Ok, here is how it is done.

The inside secret is that in exchange for these low or zero closing costs the lenders will make their profits and cover the costs of the loan by charging you a higher interest rate.
This higher interest rate pays what they call in our industry a (YSP) yield spread premium.

By charging you a higher interest rate over the life of the loan the bank can easily afford the commercials, commissions, payroll, and cover the costs of the loan while still making a profit. Also the service is usually very poor and impersonal.

So the next time you see advertising with no closing costs you will know exactly how they are doing it.

So please remember that there is no such thing as a free lunch in any business. Business wouldn't be business if there were no profits. The most important thing is that you want the best loan available at a fair price with an experienced loan officer.

9. What are interest reserves and contingency funds doing in your closing costs?

The two things most customers do not factor into the cost of the building their new home are interest reserves and contingency funds.

Interest reserves are added to your loan amount to make the monthly payment on your loan. Yes, you read that correctly, you will not have to make a monthly construction loan payment while your home is being built.

The payments are made from this interest reserve account and no, it’s not free. This reserve is added to your construction loan amount.

Interest reserves were designed for the benefit of the customer. Most people building a new home are either paying rent or have an existing mortgage payment while their home is being built.

The last thing a customer needs is another monthly payment while building. So, banks created the interest reserve account by adding up the estimated interest payments over a 12 month period and add this to the loan amount.

If you do not want interest reserves added to your construction loan amount you can ask to make your own monthly construction loan payment.

Contingency funds are added to the loan amount just in case you need more money to build your new home.

With all good intentions construction loans tend to have cost over runs. The bank adds 5% to 10% of the cost breakdown and adds this amount to the loan amount just in case you have cost over runs or need better appliances.

If you don’t need or use this extra contingency fund then it will not be added to your mortgage upon completion of your new home.

So when you apply for a construction loan ask your loan officer to provide you a copy of the estimated construction loan budget.

The budget is created from your costs and includes every cost within the loan including land balances, closing costs, interest reserves, contingency and bank fees.


10. What is loan to value (LTV) and loan to cost (LTC)? Why it’s probably the most important factor in getting approved for a construction loan besides your income and credit.

Initially most banks are concerned with loan to appraised value (LTV) but banks are really more concerned with how much cash you have in the project (LTC).

If you were buying a home instead of building you would normally have to put 20% of the purchase price as a down payment.

Since you’re building a home your cash equity usually comes in the form of how much cash you put down on your land.
Cash equity is king when applying for a construction loan.

For example, if you bought a $200,000 piece of land and the land is owned free and clear you have a lot of cash equity.
With this much cash equity you will most likely not have to bring in any additional cash.

Or if you bought a piece of land over 12 months ago for $100,000 and its now worth $200,000 the bank will use the current value because you bought it over 12 months ago.
In both cases you have brought $200,000 cash equity to the table.

Now if you just bought a piece of land for $200,000 and you only put down $20,000 most banks will want to see 10% to 20% cash into the total project.

Other qualifying cash equity that can be counted are any pre-paid’s such as plans, grading, permits etc. These pre-paid's can be used for cash equity or you can be reimbursed from the construction loan at closing.


11. Should you hire a builder or be an owner builder?

Do you really want to be an owner-builder? The goal of being an owner builder is mainly to save money. Some people can save quite a bit of money if done correctly.
Some people are not meant to be owner builder.

Possible problems when acting as owner builder are:
1. Construction cost over runs.
2. The best banks with the best rates require a builder or supervisor.
3. Managing contractors to finish on time or to show up for work.
4. Depleting your personal savings.
5. The need to borrow more money.
6. Loan extension penalties.
7. Being taken by unscrupulous contractors.
8. The need to refinance your construction loan.
9. Foreclosure.

I could go on and on about the horror stories I hear from Owner Builders that did not get a construction loan and acted as their owner builder.

If you have never built a home before and absolutely need to act as owner builder please take my advice and hire a reputable builder to supervise you and the building of your new home, for a much smaller fee than their normal fee.

The builder/supervisor will help you with the cost breakdown and manage the subcontracting on an as needed basis. If one of your contractors gets out of hand or you need help of any kind, you can call the supervisor for assistance.

Your job is to make sure you are hiring the right people to complete your home. It can make the difference between happiness and misery.

For those of you that have experience at building homes but do not have a license ask about our owner builder program. To qualify you will need a resume showing your experience.

If you decide on hiring a builder to do everything make sure you hire a reputable builder or supervisor with a good reputation and plenty of references.

Ask your friends if they know a good builder and when you start to hear the same name over and over you know you've found a good one. Ask the building inspector for a list of reputable builders.

The most important point is shop around until you find a builder with the most reputable and honest background.
If you pay a little more for an honest and reputable builder or supervisor you will be very thankful before, during and after your home is completed

12. How does your builder determine how much your home will cost to build?

The Estimated Cost Breakdown of your home is probably one of the most important forms in the construction loan package. This is the breakdown of each particular cost of construction of the home. The foundation, lumber, framing, plumbing, heating, electrical, painting, and builder's profit, etc.

The builder usually completes this form to show you exactly what it will cost to build your new home. The most important thing to remember here is that you do not want to underbid any line item and you do not want to overbid any line item. You want accurate numbers from real bids (not guesses) and a 5% contingency for cost overruns.

Good builders will send out the house plans to their contractors for specific bidding on each main item or can estimate the home themselves. The builder will send one set of plans to the foundation contractor, one set of plans to the framer, one set of plans to the plumber, etc, etc.

When all the numbers come in, the builder will fill out the cost breakdown and come up with a total cost to build your new home.

Bad builders will use the WAG method of estimating the cost of building your new home. The WAG method stands for "Wild Ass Guesses". This method is the most dangerous since it can lead to under and over bidding.

The last method of bidding is simply to over inflate every single line item on the cost breakdown. This is the most profitable method for the builder and the most expensive to the customer.

This is why you want to find an honest, reputable builder with a good reputation in your community. Once the cost breakdown is completed and you plan on hiring this builder to build you new home you will need to type up a contract. The contract needs to equal the added total of the cost breakdown.

Most builders will provide the contract but make sure you read it carefully and that you add your requirements as well. There are two types of contracts

1. Fixed Contract: This contract is simple and straightforward. Take the total of the cost breakdown and put that fixed number into the contract. The builder will provide a list of responsibilities.
2. Cost plus Contract. This type of contract is usually for large construction loan projects.
A. The customer wants to make a lot of changes to their home as its being built.
B. The construction loan period to build the home is 18 months so construction costs can change drastically. The builder prefers this contract to protect the costs and profits.

13. How does your builder get paid while your home is being built?

There are two methods that banks use to make sure your builder gets paid while building your home.

The Voucher Reimbursement system has been around for quite a while. As usual you'll have some builders that are very familiar with this method of payment and do not like change.
Most builders are really only concerned with how fast they can be paid and how often they can be paid.

Most banks find that the voucher system is simply too much paperwork to deal with anymore. The builder is given a big book of vouchers that looks like a check book and when they want to get paid or need to pay a contractor they need to fill out a voucher form. This voucher form is a request for payment and as long as the contractor has signed the lien release the bank will pay the amount requested.

The bank will also request an inspection throughout the construction loan to make sure that the work is completed.
The Draw Reimbursement system is becoming the standard for construction loan funding for most banks.

The main difference is that the bank puts the accounting responsibility on you or your contractor. The bank uses your cost breakdown as the guide for the draws. Some banks use specific schedules of 4 to 7 draws based on completed construction milestones, such as foundation or framing.

The draw systems also allow the choice of taking draws on a monthly basis, collecting partial payment for work and material items that have been completed.

I personally prefer the draw reimbursement system because:
1. It requires less work.
2. Provides more control for both the customer and the builder.
3. The funds are wired directly into your bank account.
3. It's easier to use than the voucher system.
4. Some banks now have online draw requests.

14. What type of construction loan insurance is required and who is required to get it?

The reality of construction loan insurance. There are three types of insurance needed to build. All banks require the first two insurances, course of construction and general liability. Workman's compensation is only required if your builder has employees.

1. Course of Construction Insurance. This policy is an all risk policy to include, fire, extended coverage, builder's risk, replacement cost, vandalism and malicious mischief insurance coverage.
2. General Liability Insurance. You or your builder can provide this policy. This policy is a comprehensive general policy or a broad form liability endorsement. The minimum amount of $300,000 for each occurrence is required. If the builder provides the insurance a general policy of $1,000,000 or a broad form liability endorsement is required.
3. Workman's Compensation Insurance. If your builder owns his own company and has employees that are helping to build your home, workman's compensation is required.

If the builder simply subcontracts out the work and does not have employees per se, they will need to write a letter acknowledging that they do not have employees and are not required to have WCI.

15. Has your loan officer structured your construction loan properly and why it's so important?

I get loans all the time from customers that went to another lender or broker and were either turned down or were offered a below average construction loan.

The reason was because the loan was not structured properly before it was sent into the bank. Structuring a loan properly is simply making sure that you match the customer’s loan request to the banks underwriting guidelines.

Recently I received a construction loan request from a customer that was turned down by a large national bank. The loan officer had calculated the income incorrectly and submitted the loan as full documentation.

The customer owned his own business and had a lot of tax deductions on his tax returns. The way banks qualify customers as full documentation is very conservative and the loan was turned down.

We took the loan, found the problems upfront and submitted the loan as stated income.

The customer was approved and built a beautiful home in Rancho Santa Fe CA.

Structuring construction loans for approval is vitally important and is the last thing on most customers’ minds. Each and every time I receive a loan from a customer with a bad loan experience it is always because the loan officer did not specialize in construction loans and did not structure the loan accordingly.

Other common mis-structured loan scenarios include:
1. Low cash equity.
2. Improperly completed appraisal.
3. Unexplained credit derogatory.
4. Income incorrectly calculated.
5. Mismatch of customer loan request to the correct lender.
6. Plain and simple incompetence
The old saying “you get what you pay for” is especially true when obtaining financing in building your new home.
